1.
Full payment of all fees including the security
deposit is due 60 days prior to arrival (payable by
check). Credit cards
accepted for booking deposit and security guarantee.
A full refund (minus a $100 cancellation fee) will be made for any
cancellations made in writing with at least 60 days notice.
There are no refunds for cancellations with less than 60 days prior to
arrival.
(NOTE: Trip cancellation insurance covering health, weather, airline bankruptcy,
etc., is widely available through third party sources -

2.
Check in time is anytime after 4:00 p.m.
Check
out time is 9:00 a.m. It is imperative
that you be out promptly at 9:00 a.m. to allow our cleaners time to prepare the
unit for the next guest.
Unauthorized late check out will result in an additional charge deducted from
your security deposit. Prior to
checking out we also ask that you remove all contents from the refrigerator and
put all trash and recycling in the containers downstairs.
3.
No pets allowed (except in certain properties
where specifically authorized).
4.
No smoking allowed anywhere inside the unit
(violation will result in forfeiture of full security deposit).
5.
Only the number of persons specified on the
reservation sheet will be allowed.
Any additional people will be charged at the rate of $10 per day or $70 per week.
This must be approved prior to arrival.
The premises (room, pool area, common areas, etc.) are for the use and
enjoyment of our registered guests only.
6.
Minimum rental age is 25. All persons under
25 years of age must be accompanied (staying in the unit with them) by an adult
(parent or guardian ).
7. Your security deposit will be refunded within 30
days of your departure minus any charges for missing or damaged property,
excessive cleaning or additional occupants, etc.
Any deductions will be itemized for you.
If you guarantee the deposit by credit card, no charge will be made
except under the preceding conditions.
8.
Local phone calls are provided at no charge.
Long distance calls may be made by charging to your calling card or major
credit card.
9.
If your designated unit becomes unavailable due
to unexpected circumstances we reserve the right to assign you a comparable
unit.
10.
In order to maintain our high standards, we ask
that our guests supervise their children at all times.
11.
There is no maid service included except for
cleaning your unit after your departure.
12.
If you lock yourself out of your unit there is a
$50.00 charge to have our maintenance manager come and open the unit for you.
13.
The pool is heated during the winter months.
14.
Pool Hours: 8:00 a.m. to 10:00 p.m.
