Sunnyside Properties

1. Full payment of all charges is due 60 days prior to arrival and will be charged automatically to the same credit card (plus an additional 3%) used at booking unless communicated otherwise (balances paid by check are not subject to the additional 3%).  A full refund (minus a $100 cancelation fee) will be made for any cancelations made in writing with at least 60 days notice.  There are no refunds for cancelations with less than 60 days prior to arrival

Note 1price quoted is a “cash price” based on the balance due being paid by check. Note 2: we do offer the option of purchasing trip insurance when you book and checkout through our website.  You can click here for additional information.

2. Check in time is any time after 4:00 p.m. 

3. Check out time is 9:00 a.m.  It is imperative that you be out promptly at 9:00 a.m. to allow our cleaners time to prepare the unit for the next guest.  Unauthorized late check-out may result in an additional fee being charged to your credit card.  (See the “Checkout Procedures” sheet which will be emailed to you separately.) 

 4. No pets allowed.  If unauthorized pet is discovered on Premises, Guest will be asked to leave without refund and a charge of up to $1000.00 plus damages may be assessed, as Guest will be in breach of this Agreement.

5. No smoking allowed anywhere inside the unit (violation will result in forfeiture of full security deposit).

6. Minimum rental age is 25.  All persons under 25 years of age must be accompanied (staying in the unit with them) by an adult (parent or guardian).

7. Only the number of persons specified on the reservation sheet will be allowed.  Any additional people will be charged at the rate of $105 per week.  This must be approved prior to arrival.  The premises (room, pool area, common areas, etc.) are for the use and enjoyment of registered guests only.

8. If your designated unit becomes unavailable due to unexpected circumstances we reserve the right to assign you a comparable unit or cancel this Agreement and refund all payments in full. 

9. SECURITY DEPOSIT: Your credit card will be kept on file in lieu of a security deposit or a security deposit will be collected.  Guest grants consent for us to charge your credit card for damages, missing items, excessive cleaning, fines, additional occupants, etc.  No charge will be made to your card except under the preceding conditions.  If you opt to pay a security deposit instead of guaranteeing with your credit card, your security deposit will be refunded within 30 days of your departure minus any charges for the above conditions.  Any deductions will be itemized for you. 

10. In order to maintain our high standards, we ask that our guests supervise their children at all times. 

11. If you have any problems or questions during your stay, please contact our maintenance manager.  Please report any dissatisfaction with your unit as soon as possible.  NOTE: Only urgent/emergency issues will be addressed after hours and Sundays.

12. There is no daily maid or linen service included except for cleaning after departure. 

13. If you lock yourself out of your unit there is a $50.00 charge to have our maintenance manager come and open the unit for you.

14. The pool is heated during the winter months. 

15. You agree to abide by all Condominium Association rules and regulations

16. You agree to abide by all parking restrictions.  Parking is limited to passenger vehicles. Trailers (including boat trailers), motor homes, motorcycles and commercial trucks may not be parked on the premises.
